Criteria for becoming a prospective tenant:

Our Application Fee is $75 per person over the age of 18. All persons residing in the property over the age of 18 must apply, be qualified and be a leaseholder. Only persons under the age of 18 are allowed to be listed as Occupants on the lease.
Pets are allowed unless the property specifically states otherwise or any other pet restrictions from the owner. We require a non-refundable pet fee for each pet and no more than two (2) pets per property. All tenants with a pet, Assitance Animal or ESA Animal must fill out a pet application through Pet Screening. Pet Screening will give your pet a "paw score" and that will determine your monthly pet rent which is paid monthly in addition to your rent.
Yes, we require our tenants to obtain a renter’s insurance policy. However, if you do not want to acquire a full renter’s policy, we offer a liability only policy which protects you from any accidental damage to the property you may cause (this is mandatory per our lease).
For convenience, you will be sent a link to set up your tenant portal where you can set up auto payments monthly for your rent. Rent can also be paid in the form of certified funds or personal check and delivered to our office. We never accept cash! Rent must be delivered to our office no later than 5pm on the 5th of every month.
Maintenance Requests can be sent through your tenant portal which you will receive a link to when you move in.
Please call our office 24/7 for any emergency. You will be prompted to leave a message and we will return your call. Please do not submit emergency requests on-line as on-line maintenance requests are not monitored after hours or on weekends.
Yes, you can hang pictures, decorations, mirrors, TV’s, etc. However, if holes are large or have torn the drywall or caused damage that must be repaired, your security deposit may be charged for repair and painting (flat screen TV brackets should be removed, and wall repaired prior to moving out)
You should request permission from our office, every property is different, and some may have an HOA that does not allow. Ask first! If it is allowed, it CANNOT be attached to the property/house/structure/roof. It must be freestanding on a pole.
No, painting is not allowed unless approved by the owner and the color must be approved also.
No. Our office must always have access to the property in the event of an emergency.
If for any unforeseen reason you need to break your lease, contact our office immediately so we can discuss options. The lease does not have a "lease break" clause, but we do have options and will work with you.
